Forging New Relationships in Keystruct’s Steel Shop

The steel fabrication team has been working on multiple projects to develop a new customer relationship and a new market area.

A Baltimore based real estate developer created a plan to utilize land in the City of Aberdeen to build a residential complex called Fieldside Commons. The residential phase of this complex included 484 apartments and 49 town homes. An important part of this development was the renovation of an existing 117,792 SF vacant building to create a self-storage facility. The existing 4-story building had originally been intended for use as an office building but has been vacant since it was constructed.

The contractor that was selected to convert the vacant building into the storage facility needed a trusted resource to provide the structural steel to support the new storage use. That is when they turned to Keystruct Construction. The Fieldside Commons Self Storage facility was the second storage facility completed for for this customer, but it was the start of a new relationship that has led to 13 additional projects and opened the Maryland region to our metal fabrication services.

Instrumental to the success of the Fieldside Commons project was our team’s ability to trouble-shoot challenges, saving time and money for the owner. Because the four-story building was originally constructed for commercial office space, in order to transform the building into self storage, heavy duty structural supports were needed to accommodate additional loading. The Keystruct team provided the steel, beams, and joists for the new use.

When developing the measurements for the supporting beams within the building, it was discovered that each floor of the building varied throughout by a few inches. To correct these variations, the steel was cut to a standard size, placed in the field, then shimmed to create level floors on each story. By standardizing the steel beams rather than creating unique pieces for each area, the Keystruct team was able to fabricate and place the structural supports efficiently, keeping the project on schedule.

Because of our successful completion of this work, our team was contracted for the steel fabrication on thirteen additional storage facility projects, including projects in Ocean City, MD and Poughkeepsie, NY. The steel fabrication shop team’s passion for providing exceptional service has been instrumental in the development of this new regional market and additional business opportunities for Keystruct.
